A wise man once said “the only constant is change” and as time goes by, this is becoming more and more true. Henry Ford made a fortune selling the model T Ford, he then lost a fortune believing that there was no call for a replacement. The lesson here is that to survive we must adapt.

 

The rules that govern the way we buy and sell real estate in this country, changed as of November 2009. This was bought about to make the whole process a little more transparent. Like all trades, you have your good trades people and your bad trades people. The new legislation was designed to catch out the bad ones, and the ones that don’t adapt will inevitably go the way of Ford’s Model T.

 

There are increased costs for the industry in the form of government levies imposed on agencies and their salespeople, increased insurance, compulsory yearly training and now increased GST. As well increases in advertising costs and general day to day running costs, like power, this hasn’t helped a struggling industry in a depressed market.

 

Looking from the outside, selling real estate looks like a license to print money. The reality however is far different, as industry discounters like The Jones, Go Gecko and Green Door have found out. If the market is buoyant, you can survive on the turn over. When it hardens, your costs overpower your profit margin, and you go bust.

 

There is a general rule here of 80/20. Eighty percent of the commissions are being made by twenty percent of the agents. Luck certainly has something to do with it, the harder I work, the luckier I get. Yes there is good money to be made if you work hard, however the industry average income is a staggering twenty odd thousand dollars a year! and that’s why a large proportion of new agents get out again in their first year.

 

So why do it? Like most successful sales people, I love the thrill of the chase, and you do reap the rewards if you have the right attitude, and put in the effort. This is an industry that’s a great leveler. People from all walks of life can, and have been, successful in real estate. It’s not sexist, racist or ageist, like most things in life, you get out of it what you’re prepared to put in.
